Role Description
Reporting to the Property Manager, the Facilities Maintenance Supervisor role is essential to maintain the smooth operation of our facilities and ensure a safe and efficient living environment for residents. The Facilities Maintenance Supervisor role involves overseeing the maintenance and upkeep of a residential property and mechanical systems, inspecting, identifying, and troubleshooting issues, coordinating and performing general maintenance tasks, managing maintenance staff, ordering supplies, and ensuring accurate documentation of maintenance activities.
Key Responsibilities
✦ Oversees the maintenance of buildings and mechanical systems.
✦ Ensures required tasks are completed for operational effectiveness.
✦ Oversees the installation, repair, and upkeep of company property.
✦ Inspects and identifies equipment or machines in need of repair.
✦ Troubleshoot issues to determine necessary repairs.
✦ Plan repair work using building blueprints or equipment manual as needed.
✦ Performs general maintenance that does not require a specialized technician (e.g. drywall repair, painting, door repairs and/or installation, and other building fixtures.)
✦ Performs routine maintenance on building systems.
✦ Cleans and assists with the upkeep of the facilities.
✦ Order supplies and materials needed for repairs and maintenance.
✦ Performs other related duties as assigned by the property manager.
✦ Utilize an online system (i.e. Rent Manager, etc.) to check and record maintenance issues, ensuring accurate and timely documentation.
✦ Knowledge of budgeting costs, negotiating contracts with product vendors, and hiring maintenance personnel.
Future Responsibilities
ª Oversee and coordinate daily operations of maintenance staff.
ª Delegate daily tasks to maintenance staff to ensure efficient workflow and task completion.
Qualifications
✦ High school diploma or equivalent required.
✦ Proven experience in facilities maintenance or similar roles.
✦ Strong knowledge of building systems and mechanical operations.
✦ Excellent troubleshooting and problem-solving skills.
✦ Strong organizational and time-management skills.
✦ Experience with maintenance management software is a plus.
✦ Knowledge of general carpentry and repair.
✦ Ability to use hand tools and power tools.
✦ Strong communication and leadership skills.
✦ Excellent organizational and time management skills.
Physical Requirements
✦ Prolonged periods of standing and walking.
✦ Must be physically able to climb ladders, bend, or crawl into awkward spaces. ✦ Must be able to lift to 50 pounds at a time.
