RESPONSIBILITIES

 

In the role of Property Manager, you'll oversee all aspects of property operations, including management, leasing, resident satisfaction, customer service, and building relationships with staff and vendors. Your primary objective will be to maximize occupancy and renewal rates through effective management strategies.

Your responsibilities will include, but not be limited to:

  • Hire, train, supervise, and develop all on-site personnel.
  • Implement and ensure compliance with company policies and procedures among both personnel and residents.
  • Maintain precise and up-to-date resident files and digital records
  • Cultivate excellent customer service and positive resident relationships to ensure an exceptional living experience.
  • Address all site and resident issues promptly by managing maintenance and leasing operations, including oversight of scheduling and turnover procedures.
  • Maintain professional relationships with suppliers, vendors, and other departments.
  • Conduct regular inspections to uphold high curb appeal standards and identify areas for improvement or maintenance needs, ensuring the property's overall upkeep and attractiveness.
  • Develop and implement plans to maximize occupancy rates and revenue generation through resident retention strategies and targeted marketing initiatives.
  • Gather and compile information for market surveys.
  • Oversee the entire tenant move-in and move-out process. This includes reviewing and approving lease applications, as well as accurately preparing and comprehensively understanding all lease-related paperwork.
  • Develop budgets, prepare financial reports, and ensure timely completion of administrative tasks.

REQUIREMENTS

  • Strong proficiency in Microsoft Office required.
  • Demonstrated Sales and/or Customer Service Skills.
  • Experience with property management software, preferably Rent Manager.
  • Prior experience in leasing or property management (minimum of two years).
  • Excellent organizational and interpersonal skills.
  • Familiarity with data entry, phone etiquette, and email correspondence.
  • Ability to operate within budget constraints and purchasing guidelines.
